The company completed Phase 4 of this 43 home development in May 2008. This phase involved the construction of 13 No. two storey detached and semi detached three bedroom homes.
The construction generally comprised of concrete pile foundations and reinforced concrete ground beams; solid rising walls with precast concrete floor slabs; external facing brick and plastered block work insulated cavity walls; prefabricated timber roof trusses with concrete tiles; PVC windows and hardwood timber doors; M&E installations; supply and fit of kitchens, fireplaces, sanitary ware, floor and wall tiling. These houses were finished off to a high quality ‘turnkey’ specification.
As we had completed several earlier phases in this development we were working in a ‘live environment’ and had to make the health, safety and welfare of the existing residents our priority when planning and scheduling works which included preparing a detailed Traffic Management Plan.
The site ground conditions were very poor as regards load bearing, which required a complex design and delivery on certain construction elements. All phases required the construction of retaining walls due to the natural sloping site, where cut and fill technique was employed. Overhead NIE cables had to be relocated underground in areas which were going to be future public footpaths or service strips. On one area of the site a volume of contaminated sub soil had to be removed to a licensed tip with the adjacent watercourse being protected at all times.
