Working in a busy city centre, restricted location, this project consisted firstly of the demolition of an existing three storey steel & concrete framed building. The new build construction consisted of a three storey mixed use development comprising large ground floor retail units with office space and residential apartments on the 1st and 2nd floors. The part structural steel framed building was constructed on reinforced concrete foundations and block work sub structures; external walls with a combination of stone cladded brickwork and plastered block work; precast concrete floor units and stairs, hardwood and aluminium window and door units; roof construction being a mixture of timber prefabricated roof trusses and timber rafters on steel purlins with natural slates throughout on pitched roofs, with an insulated Trocal system being used on flat roofs.

The office and residential units were completed to a high spec turnkey finish including complete installation of M&E Services including a passenger lift installation. The building is located in a busy city centre location where access was limited throughout the construction phase. Extensive footpath and streetscape works comprised part of this project.
